Is your parent paying too much property tax?

Texas homeowners 65 and older are entitled to a much bigger tax break and a freeze on school taxes. Hundreds of thousands never filed the one form it takes. Type the address and see what's on file in about ten seconds. Free, no sign-up.

How it works

1

Type the address

Any home in Houston or Dallas-Fort Worth. No account, no email required.

2

See what's on file

Homestead, over-65 or disabled exemption, and the school-tax ceiling, straight from the appraisal roll, with what each is worth per year.

3

Fix it, free or done for you

File the one-page form yourself at no cost, or let us prepare it pre-filled with a checklist and mailing instructions for $79.

What's usually missing, and what it's worth

Residence homestead

$1,500 to $2,100 a year

Takes $140,000 off the value schools tax, adds local exemptions, and caps yearly appraisal increases at 10%.

Age 65 or older

$550 to $3,400 a year

Another $60,000 off for school taxes plus large local amounts. Harris County's alone is $336,000 of value. School taxes freeze at the current level.

Two years of refunds

Often $2,000 or more

A late application can be filed up to two years after the due date. If approved, the tax office refunds what was overpaid.

Common questions

Why wouldn't the county just apply it?

Districts add the over-65 exemption automatically only when they already have proof of age on file. Homeowners who got their homestead years ago, before driver's licenses were collected, or who never filed a homestead at all, have to ask.

Is the check really free?

Yes. You can check as many addresses as you like and file the form yourself for nothing. We only charge if you want us to prepare the paperwork.

How do you know what's on file?

Every appraisal district publishes its roll as public data. We load it, match the address, and read the exemption fields. If the district's own website says something different, it wins, and we'd like to hear about it.

Can you tell if my parent qualifies?

No. We can see whether an exemption is recorded, not the owner's age or whether they live there. If the owner is 65 or older, or disabled, and the exemption isn't on file, they very likely qualify.
